Summary

It’s Tuesday and you know what that means... we’re back with another episode of Ask Rob & Rob.  And this week we’ve got a couple of really interesting questions!  First up, Imran from London is wondering about the pending changes to EPC (Energy Performance Certificate) rules.  Imran has a budget of £80,000 and is looking to purchase two or three properties in the Midlands/North.  With this budget, the stock that’s available to him is typically older buildings with lower ratings of D or E. If he were to invest in these, with the proposed changes he would need to bring the rating up to a C.  With such little information about how much these improvements would cost; Imran is feeling a little cautious about making investments like this and wants to know what Rob & Rob think.  Next up, we’ve got a question from Roisin.  With mindset and manifestation’s recent rise in popularity, Roisin wants to know what the guys think about it all?  Should investors be looking into mindset training as heavily as they do with property? Or is it just the latest fad?  And do Rob & Rob themselves manifest?  Tune in to find out.  Do you have a buy-to-let or property investment related question for Rob & Rob? You could feature on the next episode by giving us a call on 013 808 00035 and leaving a message with your name and question (normal UK call rates apply).   Or if you prefer, click here to leave a recording via your computer instead.  The next question on Ask Rob & Rob could be yours.   Have you joined us over on the Property Hub Forum yet? 0:27.5

Yes, the show doesn't work unless you do this call 0138083035, that's 0138083035 or you

0:35.4

can leave us a voicemail instead by going to property hub.net slash ask. Luckily plenty

0:40.5

of people have been doing that so we've got lots to go out and let's start with this

0:43.7

question from Imran.

0:44.7

Hi Rob and Rob, my name is Imran, I'm from London. I wanted to discuss the elephant in

0:52.2

the room, something that you guys haven't really discussed in your wonderful podcasts

0:56.6

very much recently and it's the regulations about EPC ratings having to be brought up

1:03.2

to level C. No doubt private landlords are going to get kicked in a dangles again by

1:09.8

the government and would be expected to up that rating ourselves and this is an online

1:16.5

commodity. Where I'm at is I've got about 80,000 pounds to invest in two or three properties

1:24.2

in the North of the Midlands and the kind of stock that kind of money will get are going

1:28.6

to be the older type of stock and there generally be languishing in D&E, EPC rating which means

1:35.8

I would have to get them up to C. No idea how much this will cost to do, it's an unknown

1:42.1

commodity and it makes me feel a little bit cautious about investing in those type of buildings

1:48.4

in those type of areas at this time. So I wonder if you could just open up a conversation

1:53.5

and maybe put me at ease or otherwise and discuss the upcoming EPC headache which is obviously

2:00.1

going to land on landlord's shoulders. Okay, thanks guys. Keep it up brilliant stuff.

2:05.2

In man, great question. We covered this in the property of magazine recently. I'm sure
