Hi Rob and Rob, my name is Imran, I'm from London. I wanted to discuss the elephant in

the room, something that you guys haven't really discussed in your wonderful podcasts

very much recently and it's the regulations about EPC ratings having to be brought up

to level C. No doubt private landlords are going to get kicked in a dangles again by

the government and would be expected to up that rating ourselves and this is an online

commodity. Where I'm at is I've got about 80,000 pounds to invest in two or three properties

in the North of the Midlands and the kind of stock that kind of money will get are going

to be the older type of stock and there generally be languishing in D&E, EPC rating which means

I would have to get them up to C. No idea how much this will cost to do, it's an unknown

commodity and it makes me feel a little bit cautious about investing in those type of buildings

in those type of areas at this time. So I wonder if you could just open up a conversation

and maybe put me at ease or otherwise and discuss the upcoming EPC headache which is obviously

going to land on landlord's shoulders. Okay, thanks guys. Keep it up brilliant stuff.
