1:00.0	I've been considering commercial premises to do like commercial to residential
1:05.9	conversions and I'm looking to seek joint venture finance to come on board and do the deal.
1:15.0	My question really is, how do you go about doing that whole process?
1:21.0	If you want to approach some joint venture partners do you go ahead
1:26.7	speak to an agent or the vendor directly negotiated deal then go away and seek joint venture finance or you know what's the best way to do it
1:38.5	really because at that point you're not able to present any figures of what it's going to cost the
1:43.2	refurb and what you're going to do with it after that so it's just a little bit
1:47.2	unsure of the best procedure going forward to to present a deal basically and have a joint venture or a few joint venture people come on board and back you on the deal.
