Today's question comes from Alex and he says,

I'm 29 years old and earn about 130,000 yearly gross.

I have saved up $60,000.

What do you recommend my first investment should be? Is buying a rental property smart?

Well, short question, simple question, but not a simple answer because with a question like this, I really have to circle back to you and ask you some questions,

maybe rhetorically, is this something you're interested?

Do you think you're ready?

Have you educated yourself to some degree so you have an understanding of how the investment works?

You know, I've said it before and I'll say it again that sometimes it's not about the investment but the investor because you can take a bad

deal put it in the right hands and becomes a great deal for that person. You could also take a good

investment, a great investment, and put it in the wrong hands,

and all of a sudden it becomes a disaster, becomes a poor or bad investment.

So I love real estate. It offers many great benefits. It is a tried and true wealth

creator and investment in creating passive income which can lead to financial independence and it works very very well but

when you become an investor you'll be using your money to acquire things that offer the potential for profitable returns

through one or more of the following things.
