Hey everyone, Rob B here with Rob D and you are listening to the Property Podcast. Now this week,

0:07.0

we're talking about a change that's going to impact millions of landlords. This is not some

0:12.2

optional homework that we might need to do. No, for millions of us, and myself and Rob included,

0:18.5

we will need to be doing this and it's completely different to what's

0:21.9

gone before. Now, with tax, it can be a tricky subject. So luckily, we've got an expert on

0:28.5

this week who can guide us through the process and make sure we are the most efficient landlords

0:33.3

and investors possible.

0:42.3

Welcome to the property podcast.

0:45.2

In case you don't know, we run a business that buys more than £100 million pounds with the property every year for our clients.

0:47.0

You can find out about that at property hub.net slash invest.

0:50.1

And when you're investing, of course, you need to talk about all the property stuff.

0:52.4

You need to know about mortgages and you need to know about tax. That is why sometimes we bring experts onto the show, specialists in those areas, to enlighten us all. And that is exactly what we've done today. So keep listening. It's time for our new story of the week now. And we've got some really interesting data to take you through. This has been released by the ONS, the Office of National

1:11.4

Statistics. They have produced a report on private rent and house prices. And Rob each week,

1:17.2

we cherry pick the most interesting news story. And we had to pick this news story because we do

1:21.3

love a bit of data. Yes, and rental data is really interesting at the moment because we obviously

1:25.5

had those few years when rents were absolutely

1:27.8

bonkers but the trend over the last year has been coming back down to something more normal

1:32.6

and that's continued in this data the rate of rental inflation now at 4% which isn't that

1:37.8

much higher than inflation inflation at 3% in the moment so those rocketing rents of round about

1:43.1

22 23 do seem to be over, or over in much of the

1:47.6

country anyway, because the thing that really stood out to me from this data was the regional

1:52.0

picture, because I can't remember there ever being such a difference between different parts
