| 0:16.9 | Before we get started, Moni, can you give us some insight as to why this specific niche list? |
| 0:22.6 | So canceled listings and expired listings has become so lucrative for you over your decades-long profession. |

| 0:29.6 | I love expiring and canceled because why they've already raised their hand. |
| 0:32.6 | They've already said, I want to sell and I haven't been able to. |
| 0:36.6 | So they're typically frustrated and want a solution. And here we are, right? My team and I are here to provide a solution quickly and we can say, hey, let us come over. We're going to identify one, two, three things that we're going to do differently, get you back on the market and get you sold in 30 days. It makes sense for realtors to call them, right? Right. And a lot of them are going to be, some of them are going to be distressed and some of them are going to be great listings for you to take. So distressed or disappointed? Imagine this, right? You hire a real estate agent and you're not talked to in truth. They're not telling you where they think the house really needs to be priced or maybe maybe they're just out to lunch on where they think things should be priced because they're trying to win the listing. Real estate agents, if you're watching this right now, I'm not knocking on you guys. I completely understand that it's difficult out there and you're doing your best. At the same time, there is a fiduciary obligation that you hold when you're talking to a client to be honest with them |
| 1:27.8 | so that you don't have to have a listing sit on the market for six months. So what are some of the reasons |
| 1:32.5 | or some of the things that these sellers think their agent did wrong when you're on the phone with them? |
| 1:37.3 | Number one is they'll say, you know what, they just kept telling me, they didn't listen, |
| 1:42.5 | and they just kept telling me to lower the price. |
| 1:45.1 | So what that tells me is what Jamil just said is absolutely correct. |
| 1:48.3 | When they first met with them, they overpromised, of course, under-delivered, |
| 1:52.7 | didn't tell them the truth up front, then your seller doesn't trust you. |
| 1:56.5 | And then if you do need a price reduction, which in this market you might be needing, |
| 2:00.7 | because it's a traditional market. |
| 2:02.6 | If you haven't gone a contract in two to three weeks, you want to revisit the price. |
| 2:06.8 | Again, they don't trust you. |
| 2:08.1 | So we come in, we tell them the truth up front. |
