0:24.9	look up to and I promise you are going to learn a lot from each of them. The first is
0:30.8	Matt Faircloth you've probably heard him on this podcast before.
0:34.0	He's the owner of the DeRosa Group. He's a BiggerPockets boot cam instructor.
0:40.2	He wrote a book called Raising Private Capital and knows a ton about real estate investing.
0:46.2	The other is Brian Burke, who is the president and CEO of Prax's Capital.
0:51.5	He has been investing for a long time over 30 years and he has
0:56.3	bought and sold over 4,000 multifamily units. So if you guys want to learn
1:01.9	about what's going on in the multifamily
1:04.2	market, these two are the people you want to be listening to. And the
1:08.6	reason we want to talk about multifamily right now is because it's facing market conditions that are very
1:15.8	different than the residential market. If you paid attention in 2023 the
1:19.9	residential market was kind of flat. There wasn't a lot going on in terms of
1:23.2	sales volumes but things kind of chugged along and
1:26.7	honestly outperformed a lot of expectations. But when you look at the
1:30.7	multi-family market things are very different.
1:33.5	Prices have dropped anywhere from 10 to 20 percent depending on where you are in the country.
