What I like to do is zoom out a little bit,

Obviously, more rent per room makes sense

when you're trying to increase rent, but that's a small lever.

Adding another bedroom is bigger.

Even if that means that every bedroom goes from 600 to only 500,

but you add another bedroom, you're still adding more money.

And once you've got this down, you want to look for properties
