And just like that, Thanksgiving was here.

Thanksgiving is a strange one for me. So much of Thanksgiving was spent by me, normally at my Mom and Dad's, cooking and watching football. We were such a small family, but I really do cherish that time that I got and those small and intimate moments with my parents. I realize only now how truly lucky I was to have great people who loved me and never did anything BUT support me. As a parent myself, I now see some real jerks who never had any business having a child. My folks were the best, and I'm just trying to bring a bit of that to my friends and family during Thanksgiving. Sorry, I got mushy there for a bit. But truthfully, I care about you guys, and I wish you and your friends and family the BEST Thanksgiving ever!

How you doing, Bart? I'm good. How you guys doing? Whoa. Good. So. Which had like smoke. I hear something's happening with the market and I know Crystal has lately been busier than normal. Yeah, yeah. So what's going on? Well, I'm sure as you guys know for the last couple years, interest rates have gone up and mortgage rates have been higher. Yeah. And there is a big theory on Wall Street amongst investors now that rates will start coming down probably sometime next spring, next summer. Okay. And when you think about that, for the last two, three years, there's been a lot of people there
0:38.5	who wanted to buy homes, but have put that on hold waiting for this type of situation to happen. Sure. And I think what's important is if you're considering buying maybe next year, start maybe thinking about doing it sooner and later, just in that, there will be a rush once rates start to come down. I've listened to numerous talking heads on Wall
0:54.9	Street. As soon as we get mortgage rates back into the, anything with a five in front of it,
0:58.8	there's going to be a huge rush into the marketplace. And we'll see what we saw two years ago
1:03.2	when we're coming out of COVID, where we had lines out the door, people waiting to go inside
1:06.8	and buy. And that jacks the house prices. Right. Naturally. And right now, you have negotiation power.
