opportunity. Oh it's a good word Bob you always seem to come up with great words. I'm just going to start referring to you as Webster.

All right. So in this conversation that we're going to have with Ben Kinney,

he's going to share with us the story of his first investment in real estate, which is actually

a lot more than just an investment.

It was his first home in real estate.

So we're going to hear a little bit more about that.

Bob, as we jump into it hearing from Ben what should everybody

really be listening to throughout? I think in this in this discussion with him the

thing that I would have you pay attention to is there wasn't necessarily an obvious opportunity, right?

He went a little bit extra and found the opportunity.
