Are college rentals, also known as student housing, a good investment?

I received today's question from someone who is interested in investing in a college student rental market.

And they were asking me because they knew I happened to also invest in a college rental market.

So I live in Clemson, South Carolina.

That's where I also invest.

And over time, a large number of our rental properties have been in the category of student rentals.

So this is definitely something I have some experience with. And a short

answer to the main question, which was, is this a good investment? Is it a good idea to invest

in college student rentals? And the short answer is, yes, it can be. It can be a good investment.

And a few of the main benefits are that for the right college student rental market, it can be very stable. You have a stable

source of tenants. Every couple of years, your tenants graduate. They move out. And then another

set of students move in. And so if you have the right location, the right demand, which I'm going to

talk about here in a minute, then you can have a steady source of rentals. It's also nice because

one of the challenges we have as

landlords is that will our tenants pay on time? And at least my experience has been most student

rentals, the people who are paying you have sources of money either from family members,
