So, Brian, in my experience, one of the biggest frustrations for real estate investors, or maybe even a fear, is that you are trying to move forward, you're trying to buy properties, and then you go to apply for your loan and you get the big red rejection stamp. They say, the bank says no to you. I want to talk about how we can solve that. You're going to

unpack and teach us how to become more bankable. But just to start, what are some common

reasons that people might get rejected who are investors trying to apply for a mortgage?

It's such a great question, Chad. And when you look at the biggest reasons that we find that we can't move forward,

it's oftentimes income if we're doing a conventional loan, the DSCR ratio if we're doing a DSCR loan,

so the rental income coming in, or asset qualification. Those are kind of the probably the bigger

things. And what you really don't want as a surprise. So if you're working with

a really good loan officer, they're going to look at tax returns. They're going to calculate

income. And we're going to kind of pre-underwrite a file because we don't want surprises. And we can

get surprises because we're not the underwriter. But really, it's looking at the documents before

we submit.

We don't want to throw your tax returns to an underwriter, like throwing spaghetti and

seeing if it sticks.

And it's always disappointment when you haven't taken the time or a loan officer hasn't
