Now let's get to my conversation with Tracy. So Tracy, I found like the best deals in real estate usually needed remodeling and then some of the worst deals I've ever seen, both the ones I've done and also I've seen people lose a lot of money, also needed remodeling. So there's this amount of anxiety and also just mystery about remodeling houses that you've done a lot of remodels yourself. You've taught a lot of people remodels. So I want you to help us take some of that anxiety and that mystery away. And I'm thinking the first question I would love for you to share with us is when people are newer to the remodeling process, do you have a common mistake? Or what's the most common mistake those people make that maybe pros who've been doing it for a long time,
