In this episode, I want to talk about why you should consider giving a

holiday gift to your tenants and to your team as a real estate investor. And real quickly,

this is a new style of format that I'm doing in the podcast. As you might have noticed, most of

my podcast I also publish on YouTube. They're more highly produced. They take a lot of time, and I'm proud of what they do, and I'm going to keep doing those. But I've also found there might be a space for doing less produced, more shorter and more often producing these audio-only podcasts. But back to the topic. This is something I used to do all the time. And I've gotten away from it a little bit as we've

traveled as I've managed less of my properties, fewer of my properties directly.

I used to give basically some sweets from South Carolina. I would find some like chocolate covered pecans. So I had a local place that I really liked. And every year I would give it to my teams, my vendors,

like my attorney, my CPA, people who worked for me as contractors. And I didn't actually

give it my tenants, all the people who loaned me money, private lenders, but I'm considering

going back to that, especially the tenants that I manage directly and also to my team members,

people who work with me directly, because they're so

important. And I want to give you a couple examples. I posted this on social media recently to

see if other people are doing this. So I want to tell you some of the creative ideas that came up

that people are doing right now, but also just go to the point of why is this important? Why even

do this? Why to go to the trouble of doing it? And a couple of ideas that I wanted to point out just from

people who responded to me. One of these, this idea originally came up, somebody in my RPM

community named Mike Higgins has seven rentals. And he said he and his wife spent about $40 per tenant

in their portfolio. They spend money at Harry and David.

So it's like an online gift place where you can deliver different kind of gift baskets.
