| 0:00.0 | So you already own some rental properties and your goal is to eventually live off the cash flow from those rentals. So now the big question is, should you buy more rentals and keep growing? Or should you start paying off the debt on those properties? In this episode, I'm going to share the story of what I did in that situation. And I'm also going to talk to my real estate friend, Arian Shi Hai, about what he's doing right now. Hopefully you can learn from our stories and apply it to your situation. Let's get started. Welcome to the podcast, Real Estate Investing with Coach Carson. |
| 0:33.6 | My name is Chad Carson. You can also call me coach, and this is a show to help you get out of |
| 0:37.2 | the financial grind so you can spend your time doing more of what matters. Now let's get started with my conversation with Arian. So Arian, as you know, I talk a lot about these three stages of a rental investor. You begin as a starter. You just got to get that first deal or two under your belt. Then you transition to this long grinding builder phase where you're |
| 0:55.0 | just buying properties. You're focusing on reinvesting all your money, buying more properties, |
| 0:59.3 | growing your wealth. The goal is just to get that $50,000 nest egg to be $500,000 or $1 million or |
| 1:05.0 | whatever that number is. But then there's this third stage of going into some people call it the |
| 1:10.2 | ender stage. I like to call it the harvester |
| 1:12.2 | phase but the point is you you have enough you have at least you know you've reached some kind of |
| 1:17.4 | milestone of wealth of the number of rental properties you have and you start kind of changing |
| 1:21.9 | your game plan a little bit where you instead of just focusing on growth maybe you start paying off |
| 1:26.4 | some debt maybe you start focusing more on cash flow you definitely start focusing on growth, maybe you start paying off some debt, maybe you start |
| 1:27.7 | focusing more on cash flow, you definitely start focusing on freeing up your time and systems |
| 1:32.1 | and actually enjoying the fruit of why we did this all along. |
| 1:35.7 | And I'm thinking of this quote, I'm really like reading a guy named William Bernstein, |
| 1:40.1 | Bill Bernstein, and he wrote a book called The Four Pillars of Investing. |
| 1:44.0 | And he says something like, if you've won the game, stop playing. |
| 1:49.6 | It's like I used to play football, you know, and in the fourth quarter, like, if the, if the, |
| 1:53.5 | the team is winning by like 21 points in the fourth quarter of the minute left, you don't |
| 1:57.9 | keep throwing Hail Mary's, like letting the other turn team, you just, you take a knee and transition to like winning the game. So that's the context. I wanted to talk to you because you and I probably think about the subject unusually, an unusually large amount of how do you actually achieve financial freedom. When do you transition to that harvester phase? So I love to hear your thoughts on that. |
| 2:18.3 | And then we can kind of talk about it a little bit deeper. |
| 2:21.6 | Sure. Well, I think in order to transition, I think it's important to understand what drives all the |
| 2:29.1 | different phases that you mentioned. Right. So when we're talking about the starter phase, right? What you need in the |
