| 0:03.1 | I'm like, how much water? |
| 0:04.4 | Like, where is this at? |
| 0:05.4 | He's like, uh, the entire apartment. I'm like, how much water? He's like, I have like three inches. I don't know. I'm like, oh my gosh. That's Scott Dixon, a rental property owner and a popular YouTuber on the DIY maintenance channel, everyday home repairs. So just the cheap, sticky tiles and I've kind of |
| 0:21.9 | tiled the base of the vanity, kind of make it a little more resilient where it can take some |
| 0:27.0 | water and it doesn't blow out the bottom of that cap. In this episode, you'll learn about Scott's |

| 0:38.9 | easy to repair, easy to add on to. How Scott avoids problem leaks and water issues and rental |
| 0:44.8 | properties. Getting the eyes on, running the water at each of your fixtures, that is the biggest |
| 0:50.8 | thing that will save you money. And the importance of preventative maintenance. |
| 0:55.0 | Just a simple tightening of a small nut often could save you hundreds or thousands of dollars later on. |
| 1:02.6 | Now we're going to dig into all of that and more. |
| 1:15.5 | So, Scott, I've been thinking back about my rental business. |
| 1:22.1 | And over the last 12 months, some of the biggest expenses I've had, anywhere from $5,000 to $15,000 and some of the biggest headaches I've had have had to do with the plumbing and some of my rental properties. |
| 1:27.9 | And so I said, |
| 1:32.6 | I need to talk to Scott. Scott's a rental investor. He's also got a YouTube channel with almost a million or over a million subscribers. Almost. Almost. All right. Okay. We're almost there. I'm already |
| 1:38.2 | giving it to you. But everyday home repairs is close to a million talking about home maintenance. |
| 1:42.3 | So I wanted to get your feedback and just have a discussion with you about how we can make our rental properties more bulletproof, more emergency proof so that our tenants have a better place to live so that we have less hassle. And I guess I'll start with the story, but a couple stories. One of them was I had a four unit building, Synclim, I still have this four unit building. It was started this a little simple leak under the kitchen sink, which happens, right? We could talk about some of the reasons that happens. Tennis to art are not home for a day or so during the weekend. This leak becomes a bigger leak. And even so, like, we probably could have fixed that leak and fixed a little bit of the floor for a thousand bucks or so, maybe. It ends up, though, this is an older building. And when we go to |
| 2:18.6 | fix the flooring, they test the vinyl floor in the kitchen and learn that the final floor underneath |
| 2:24.3 | the top layer has asbestos. And so we not only have to fix the leak, we also have to remediate |
| 2:29.9 | the entire kitchen. And so long story short, some of these problems are not just $200 or $500 problems. These things can balloon into like $10 or $15,000 problems from one little leak. So I thought I would just go through the property with you and say, are there any off the top of your head if we're thinking about preventing those kind of issues? Where are our weak spots when it comes to our plumbing system that we can start as a landlord, start trying to identify some of these? I guess let's start low, right? So let's start in a basement or crawl space if you have it in your area. So we're here in the crawl space. It's actually pretty cool and comfortable under here. Once you get down here. So just in general, if you have a basement or crawl space, there's a few things you need to look out for and probably also a few expenses you need a pencil in. So if you have a basement or crawl space, there's a few things you need to look out for |
| 3:07.6 | and probably also a few expenses you need to pencil in. So if you have a basement, especially in our area |
