It's so nice to see you. How's it going?

It's going well. I'm here in San Francisco. The weather is nice. How are things there in Oregon?

You know, today it's much nicer than it's been.

So, you know, things are looking up, you know, and since we're talking about COVID, we're

fortunate to see cases coming down, vaccines going up. So I think we're beginning to be cautiously and preliminarily

hopeful. That's good. I'm glad to hear that. And that's my assessment too. So I wonder if we'll
