enjoy the show that was the craziest thing ever Jamil and I had 2,000 people at Squatup Summit in that room. It was a 3,000 person event, but you had 2,000 people in that room that were all yelling that. It was so loud. It hurt my ears.

It looks like Owners Club was just as crazy. Owners Club was crazy this week. I haven't even looked at my phone in three, four days. I've just been networking and hanging out. I've got so many crazy good things that happened this weekend with businesses. And there's just so many good, amazing opportunities and not just real estate, but in business in general right now, where most people are sleeping on the sidelines in real estate and guys

like you, guys like me are doubling down. How do you feel 2026? Do you feel good about 2026?

I think rates are going to go down significantly. I think flips are going to be on like at an all-time

high. I think if you're developing, if you own stuff, you're going to be refinancing. I think 2026 is going to be like on fire. What are your thoughts? Yeah. I mean, honestly, Pace, I really don't care because, you know, when you're, when you're off the sidelines and you're in the game, you make your own economy, you know? Like it could be, it could be going to hell next year and you're going to make money.

Pace is going to make money because what pace does

is he makes opportunities from what's given you know and i think i think uh you know it's fun to talk about

and stuff and i think you're right like man it'd be really cool if we had some things going our way

but um but if you guys are waiting like, hey, maybe I should get in, but I, you know, I need interest rates to come down or I need the market to be a little better or whatever. I think you're totally missing the point of how this works. You know, I'm over 20 years in since I started Pace full time, over 20 years. It's gone up. It's gone down. It's gone sideways. You know, and I just, I just stay consistent and stay at it and adjust. And everything seems to work out when you do that. Yeah, I agree with that. It's, it's tough to convince a new person of that, sadly. They want to know, tell me exactly what I should be doing. And is the water

too cold? Is the water too warm? You know, what's going on? I think it's kind of a pump fake that

they give themselves of is now a good time to buy. Here's the reality of real estate, guys. Real

estate is an everlasting and also ever-changing animal.

And you don't go hog wild on flips your whole life.
