It's possible very quickly that this could get into the hundreds of thousands of dollars for sure.

You know, if somebody had some big medical bills, if it's a big problem, what are the things

would you do to try to protect yourself as a real estate investor in these scenarios?

Insurance is the best way, the number one way to protect yourself.

Attorneys generally are in the business of trying to, you know, put you into bankruptcy

and go after your personal assets.

They're typically just going for the insurance.

Help me imagine some worst-case scenarios.

And so I'm going to go through five different scenarios

that we as real estate investors could face and talk about what is the risk there. What's the

worst case scenario? And importantly, what are some things we can do as real estate investors,

some best practices to avoid those situations or to deal with them in the best way we can

if we happen to have those situations come up. So this is one of those negative and also optimistic episodes, but it's also, I know something that a lot of you have on your mind, something you've asked me before, what is the worst thing that could happen and how can I deal with that? That's what we're going to cover in today's episode. But before we get to today's interview, it's time for my weekly behind the scenes segment where I share a short snippet of what's going on with me and my business or my real estate investing behind the scenes. And this one's going to be very simple. In the episode, you're going to hear us talk a lot about insurance. And so something I'm doing behind the scenes right now. We're going to be publishing this in early March of

2003, but it really applies to any time of year. I'm reviewing my insurance policies. So it seems like a

very boring, normal thing to do, right? But as you'll see in this episode, understanding the
