What is up in your world, dude?

Oh, and not too much. Probably the same as everyone else. Thankfully, things are really busy for me right now.

Looks like it's going to be a busy year. Yeah.

But it seems like definitely on the the starter home,

a smaller home arena, things are definitely slowing down in the economy for what I'm hearing. Yeah.

Not not as many speculative builds or just like the communities.

Definitely in my market, the spec builds are going down and I'm hearing a lot that permits being pulled or way,

way down compared to what they were. A lot of the concrete guys are starting to get slow and things like that.

So it's going to be interesting. What's your take on it? Because I feel you spend enough time like digging into that, right?

You spend enough time in the market and understanding it or reading into it.

For sure, the interest rates are just knocking out a lot of the potential buyers.

You know, people who might have been interested in building are just not interested right now because either they think the timing isn't right or it's just more expensive than they can afford right now.

So that's definitely killing things, but I'm basically booked up for 2023 and going further.

So the higher end market from what I'm hearing doesn't seem to be getting hit nearly as hard so far.

All right, is that better? Yeah, much better. I was going to say that like people, the interest rate has gone up and so people are like, oh, I don't want to spend money.

But for the past two years, the percentage of inflation is so astronomically above like how much the interest rate has gone up and they never had an issue at that point with spending.

It doesn't make that much sense to me. Well, you know what it is is I heard this the other day and I and it made a lot of sense is that we don't buy homes based on the price of the home.
