Summary

Section 8 investing isn’t as scary as it seems. Most landlords will opt to not rent to section 8 tenants, fearing non-payment or just getting stuck with a bad renter. But, this means that the tens of thousands of potential tenants, waiting with guaranteed rent, have nowhere to stay, while you struggle to fill an empty unit. Ashley Hamilton, Detroit-based investor, thinks that not renting to section 8 tenants could be a huge mistake. Welcome back to this week’s Rookie Reply! This time, we’ve got Cullen asking: Is it a bad idea to invest in properties out of state where the housing market is cheaper and more affordable for us? Or would it be better to save more money and invest in the market we are currently living in? Good news for Cullen, we’ve got a cash flow market expert here to help answer his question! If you want Ashley and Tony to answer a real estate question, you can post in the Real Estate Rookie Facebook Group! Or, call us at the Rookie Request Line (1-888-5-ROOKIE). In This Episode We Cover Cash flow vs. appreciation and when to start investing out-of-state Buying in affordable real estate markets and what to look for before you invest Section 8 investing and how “guaranteed rent” can help boost your property profits Action steps to take when identifying a rental market or potential investment property Tenant screening tips that’ll keep your portfolio at 100% occupancy The one thing you’ll need if you want to be financially free through real estate And So Much More! So if you're new and you're just wanting to get started,

0:08.0

and you want that cash flow, it's not a situation where if you make a mistake,

0:12.7

fail that you could lose your shirt. You know, like obviously nobody wants to lose money,

0:17.5

but I rather lose a couple thousand, then you know, a hundred thousand or something like that.

0:22.4

But again, with Detroit, we're very cash flow heavy. There's a lot of demand, and especially in

0:28.2

Section 8. So I feel like it's a great market for rickies to infiltrate because it's so

0:34.9

little risk with the guarantee rents and things like that. My name is Ashley Care, and I'm here with

0:39.7

my co-host, Tony Robinson. And welcome to the Real Estate Rookie podcast where every week,

0:44.8

twice a week, we're bringing you the inspiration information stories you need to hear to kick

0:48.4

start your investing journey. And I want to start this podcast by shouting out some folks in the

0:52.3

Rookie audience. Today, we have a podcast review from someone with the user name Owen Warren.

0:58.7

And Owen says, total game changer with like three exclamation marks. I started out listening to the OG

1:03.6

bigger podcast podcast, which gave me a plethora of information, but sometimes so much that it can

1:08.6

lead to analysis paralysis. I know we've all been there. While I still enjoy the OG podcast, my focus

1:13.8

has shifted more so to the Real Estate Rookie podcast due to the fact that I'm still relatively

1:18.5

new to Real Estate investing, and I've only completed a handful of deals. So whether you're

1:22.0

brand new or have a well-balanced Real Estate portfolio, I believe Tony and Ashley, along with

1:26.6

their guests, have great content to share with you guys. Thank you all for everything. So,

1:29.9

may it. That's one of the nice reviews I think we've got in a while. If you haven't yet,

1:33.0

please leave us an honest reading review on whatever platform did you listen to. The more views

1:36.8

we get, the more folks we can help. And that's always our goal here. So, Ashley Care, what's up? How
