Summary
Investing in self storage is not a "passive" investment. It's about how the business is run. We talk a lot about the investment side of things, but what about the business itself?
In this 2 part episode, we focus on how the business side of self storage is executed, with our very own co-host Conner Skeen, who is the COO of our asset management side. He brings over key concepts and ways we approach managing the self storage business.
He calls it, the 4 Pillars of the Self Storage Business.
- Management
- Customer Acquisition Process & Revenue Management
- Maintenance
- Core Departments
We couldn't fit all the good knowledge and stories in one episode, so we're talking about the 4th pillar, our backend Core Departments, in the next episode. Follow the podcast so you don't miss that episode!

| 0:00.0 | The customer now has options. Once again, we were spoiled for a long time. We bought a storage facility. They had a 200-person waiting list for one size. They literally wouldn't even put you on a list. They said, no, I don't want your information. I don't know because I'm never even going to get to you. Those days are gone. Every customer that you miss, you don't know when the next one's going to come. |
| 0:21.8 | I know on my board, I've got our four pillars of the storage business that we focus on in just day-to-day operations and running facilities. |
| 0:30.4 | If you want, we can dive into that. Let's do it. Let's do it. |
| 0:36.3 | Welcome everybody to self-storage income. |
| 0:38.9 | And we're doing a unique episode today. |
| 0:41.9 | So we actually have a two-part episodes. |
| 0:45.6 | Maybe it's two episodes, but we're doing it all in one. |
| 0:48.2 | And the reason B is because we're trying to look at running storage facilities in its entirety. And what that means |
| 0:57.4 | is the first part we have the individual asset itself. And then the next part, we have the |
| 1:03.4 | business of storage. And a lot of times we don't look at it this way. A lot of times we talk |
| 1:10.0 | about them interchangeably. And I don't think at it this way. A lot of times we talk about them interchangeably. |
| 1:11.6 | Um, and I don't think that's correct because what you have the storage facility itself, |
| 1:18.6 | then the managing of it day to day, everything that goes on on that within that asset to |
| 1:25.2 | perform what it needs to do every single day. But then you have all the back |
| 1:29.9 | room stuff. So a lot of people, even if they just own one facility, it may seem like it's all |
| 1:38.0 | one, but it's not. They're two totally different parts. And so our companies are divided up, |
| 1:44.1 | obviously, that way. |
| 1:44.9 | We own a storage facility. |
| 1:46.1 | You own one, two, three, four. |
| 1:47.9 | We have operations that are running all of them. |
| 1:50.1 | So we're going to go through the operations of storage and storage facilities, |
| 1:56.8 | but in its entirety. |
