I've been maxing this out and maxing that out, and I'm like, I'm crushing it. What do I do next? And sometimes I'm going to tell them, like, go have a little fun. Like, it's great. Like, and if you want to, like, reach financial independence in, like, 3.2 years, that's more power to you. But for some people, for a lot of those kind of people, you know, letting those purse strings lose a little bit. Sometimes you kind of encourage people in that direction, too.

this is an interview with joel lars guard joel's a friend of mine who lives in the Atlanta area,

and kind of in town part of Atlanta, and just has an incredible story. When he was growing up,

we'll talk about some of the financial struggles his family had and how that influenced his

approach to money and approach to enjoying life. And he and I both enjoyed some similar things

like craft beer, like biking and

spending almost as much money on our bikes to get around town as we do cars. But that's kind of a

weird habit that we both have. But we are both real estate investors. And I think Joel,

you'll find, epitomizes the small and mighty real estate investing philosophy that I talk about

a lot on this podcast.

And so we dig into his approach to investing, how he likes to stay local in just a few

little neighborhoods in his pocket of town and how that's actually a secret superpower.

You know, many of you might be worried about competition and have big investors or buying

properties all over the country.

How do I compete with them?

Well, by being ultra hyper local and focusing on just your little pocket of town can be a

huge advantage because you understand every little street, every little house, what's going on.
