Like, we both used to flip heavily. Dude, I just don't want to flip. I don't want to deal with the cost of fixing these houses up. I don't want to deal with telling California every repair that we have to do. I don't want to deal with taking on the risk. I don't want to deal with taking on the debt. I don't want to deal with anything anymore. Like, I've been burned by it. I flipped hundreds and hundreds of houses already. Like I did that and that's great during that time. I don't want that in my life anymore. I just want low risk and do what we do best, just marketing and sales. That's all I want to do. Yeah. That's what I'm advising all of our students to do too.
