0:49.6	Well, it's fair to say that you're my favorite because you're the only three panelists,

0:54.1	How are you guys feeling?
0:56.6	Kathy, do you even remember what you predicted last year?
0:58.1	Sure.
0:59.4	No, I really don't.
1:05.5	Well, lucky for you, we have a producer who went back and dug up everything we predicted so we compare it.
1:08.2	And spoiler, James was wrong about everything.
1:10.5	But the rest of us did pretty well.
1:11.3	Or was I? Or was I? You know what he's good at, though the rest of us did pretty well. Or was I?
1:17.7	You know what he's good at, though. He's good at predicting expenses and sales prices.
1:19.5	Very good at all that. And he nails it all that.
1:21.3	And return on investment. Yeah.
1:25.2	Yeah. When you think the market's going down, your underwriting looks a lot better. Well, I think something I didn't predict.
