now the reason that the loan tricks are so crucially important is that 20% of all contracts

don't close and of those 20% that don't close 80% of them don't close. And of those, 20% that don't close, 80% of them don't close because

of issues with the buyer's loan. So what you do and what you can do with the loan and the loan

presentation with your offer can make a huge difference and get you to the top of the pile.

Now, there's one trick you can use if you get into a really intense battle,

and it's one that you have to fully understand with discussions with your unicorn team,

both your realtor and your lender, before you ever go out and look at one house.

And yeah, gang, hate to say it, but as we're

moving forward now, you probably should be expecting a battle here in 2023 because say it with me,

low inventory. So one of the really tricky, tricky hacks you can do is waiving your appraisal.
