look this passive income game that most of you are thinking you're going to get.

You're going to get financially free if you just acquire enough units.

It's not real.

You know, at least not initially, okay?

If you look at properties today, I mean majority of properties in major markets do not have any cash flow. I mean I'm in Las Vegas. You go buy a median house right now for or five hundred thousand dollars and it is not going to

cash flow you're actually gonna have negative cash flow if you buy it okay and I

know that this is in most major markets now is there cash flow markets are there there different cash flow markets? Sure, you can go to the

Midwest and get some, but even then, you know, I've had lots of students who have bought many

properties in cheaper markets and on paper they look great you know a property could be a hundred

thousand dollars and it rents for a thousand that's the one percent rule or maybe it

even rents for even more and they soon find out that it doesn't make money
