If you're consistent about closing deals, right, and you're consistent about helping people, right, and doing what you say you're going to do, then when people find deals that they need to get rid of, right, you're going to be one of their first calls.

If someone's finding a deal that they know they need somebody to close on, they're going to call somebody they trust.

And so just being, you know, somebody who operates from the space of integrity and doing what they say they're going to do will help you find deals.

deal finder. I have an interview with Henry Washington. Henry is an investor from Northwest

Arkansas in the Bentonville,

Little Rock area. You might have heard of him. He was on the Bigger Pockets podcast as well,

really shared his story about how he grew within two-year period to owning in the 40,

40 plus units, as you'll hear in the interview today. Since then, he's grown and now has about

60 units, about to be under

contract. So a really impressive investor in terms of just the number of deals he has done,

a really smart guy. And what I really get into in this interview is understanding what it means

to be a good deal finder. He made a quote in the companion article, which you can find in the link in the show description

below. He wrote an interview, asked him some questions and written for him, and he answered

those for me. And one of the takeaway quotes from him was that if there's any strategy you focus on

and all of real estate investing, don't focus so much on Burr strategies or house hacking or any of that,

focus on becoming an expert dealmaker.
