This is part 3. These secret sources are full of motivated sellers who are ready to list with you. They are also prospects most agents don't know about or aren't actively prospecting. Join Tim and Julie Harris's Exclusive PREMIER COACHING 100% FREE: https://members.timandjulieharris.com Expired listings, especially from 2020, the beginning of the pandemic.   This was the blip in time when no one knew what would happen with the housing market and everyone took their homes off the market.  Depending on your MLS rules, you may be able to contact temporarily off the market and/or temporarily withdrawn listings who have not yet resisted as well.  There are still a lot of commercial listings that have not been re-activated. The good news about all of these is that you can very likely get the price they wanted back in 2020, possibly even higher.  This is a great conversation to be having with such prospects! Regularly visit and network with new construction sales representatives or sales managers. It takes a few simple steps.  Use Google to search ‘new home construction near me’ or NewHomeSource.com to find out where all of the new neighborhoods are.  Google will also map them out for you so you can be efficient with your visits.   Visit the model homes, trailers, or offices of the builders. Tour their homes and get to know both the sales reps and the homes.  You need this to learn about inventory for your buyers anyway, so you’re killing two birds with one stone here.  While you’re there, simply ask the build reps what happens to their resale leads.  When someone is building a home and has a house to sell before they can close on the new one, could that sales rep refer that business to you?  If they’re licensed, you can give them a referral fee.  Build several relationships like this and soon you’ll have a strong pipeline.  Those same reps will also be more likely to tell you about available homes for sale in their communities!
