And, you know, look, Special k has become he he has become welcome company

not many sparties can cross that threshold but special k gets a pass because of his

piston affiliation but i don't give that same pass to his partner

I mean, just the feel, so much development and the connected spaces.

So for so long, there would be a development in Detroit.

And it was like an oasis.

Like you would see that spot of development.

And then you have to go way over there for another spot of development.

And now you go downtown and all those spaces are connected.

Now, is it how walkable is downtown, but not necessarily from being dilapidated or danger,

not to say that you know. No, it's just a geography thing. Just a geography. It's just a geography thing. So, Sam, I want to reread what I read in the last segment to kind of set the stage. Dusty was, because Dusty was at the Final Four in 2009. He stayed in Dearborn. Obviously, some coaches stay there. most of the coaches stayed in Windsor, and you and I have been talking about this for 17 years.

We talked about it back then because it was a conversation point then, that the point of contention for the coaches, et cetera. And thus he said yesterday up at the McAnnell Policy Conference, he was on that panel with Jalen and Tom Izzo and Greg Keltzer. And he said, it seems now that with the coaches, they just want to be downtown where they can walk and hit the clinics and see all their coaching friends. Now it seems like Detroit's ready to capitalize and take advantage of this situation. And the NCAA has become a punching bag lately, justifiably so in a lot of areas. But the one thing they do is put on an event. And this is the greatest event in sports. And so we have to be ready to capitalize. Yeah. I don't know what the numbers are. And I know we had the guys in from the Grand Prix. I don't know how much more occupancy we have increased in the city of Detroit in 17 years. I know it's a lot. And heck, from the Super Bowl to now, the occupancy is dramatically

more. And I know you've been looking it up. There are more hotels, high-end hotels coming in

and should be ready to go before the final four, which helps with all of this. So the occupancy
