What's going to be the thing that you're like, yes, I knew I had the potential to do it

and I went out in debt.

What's the number?

We could flip one mobile home without having to renovate a house or anything like that.

And I can make twice as amount of money in half the time, too, versus like a big rehab or something

like that. So the focus is just kind of like, how do I gain clarity on that active income

that I can sustain over time that can continue to grow? So let's talk about this for a little bit

because I think that's really interesting. I have a buddy that loves flipping mobile homes.

One, I think it's a budget thing, right?

You can get into them for usually about 60% of what a house would be here, if it's on a big piece of land here

in Maricopa County. And so he doesn't have to have as much capital out of pocket for a down

payment. And then he gets the hard money loan. And then the rehab isn't in the $60,000, $700,000 range.
