Virtual or remote wholesaling is where you contract with sellers without physically going to the properties or meeting the sellers in person.

Put simply, you close deals on the phone using electronic signatures.

Now I started virtually wholesaling before it was even called virtually wholesaling back in 2013 when I left my hometown market of Metro Detroit. and Virtual has been my go-to wholesale method ever since.

I absolutely love the benefits of virtually wholesaling,

but in 2024 and into the foreseeable future,

I've gone back to the good old-fashioned method of local wholesaling

where you go on appointment and meet sellers at the properties in person.

Virtual wholesaling has become very popular in recent years, especially since the pandemic.

Some virtual wholesalers choose a primary virtual market while living in another state.

For example, my friend Toddy lives in Las Vegas and wholesales in Cleveland, Ohio.

That means she focuses her marketing efforts on targeting buyers and sellers specifically in Cleveland.

As such, her team closes deals on the phone and they don't personally meet sellers or buyers.

Now, some virtually wholesale nationwide.

For example, my friend RJ Bates is one of the best

nationwide virtual wholesalers I know. He will market for leads and close deals everywhere and anywhere in the

U.S. That means he'll get on the phone with a distressed seller, uncover motivation, determine his offer

price, make an offer, sign an electronic contract, and close the deal all on the phone, and often in a town or city he knows nothing about.

Now the biggest benefit of virtual is lifestyle. You can live anywhere and do deals anywhere.

It's also easier to scale because you're not limited by geographical constraints.
