What's your first thought when you hear something like that?

The housing market fell too far, and it's kind of recovering a little bit.

And that's, we're not going back into the bubble?

I'm not in the sort of, we're in the, you know, in other housing bubble sort of world.

I think the market just really cratered and we're

starting to sort of recover now we could talk about which places because I think if you're

living in Las Vegas or Phoenix I think you should not expect that house prices are coming back to where they were.

So, you know, do some really, you know, simple math.

Take a place like Las Vegas where house prices fell more than 50%.

And then you read a big headline that says, gee house prices are up 30% this year.
