a note fund like yours? I think the biggest advantage is they don't have to know how to do

compliance. And the advantage of a fund investor is it's very passive. It's pretty much mailbox

money. And they also get diversification and they have limited liability. I mean, that's how I look at

it because I'm a fund investor. So that's a big advantage.

You know, and you don't have tenants and toilets and all the other good stuff that goes along with it.

And that's one of the things I liked about commercial multi-family, right?

If I'm buying more than 100 units or more, especially, I don't have, I can have on-site management and maintenance.

Now, there's nothing wrong with smaller places I own a few you know quite a few of those but I

have management too and the hardest hire for me as a former property manager was

hiring a property manager right it's just like you know what if you're the

plumber the hardest person to hire is the plumber, right?

Well, it's tough with property management because you need to pay them well.

And sometimes you can't pay them well because they're the face.
