0:31.0	Today's show is about something that I talk about on a very regular basis and something that most people understand conceptually, but a lot of people still don't completely understand.
0:42.0	And this is really important if you're a real estate investor,
0:44.6	especially when you're in the early stages of selecting
0:47.8	what markets to invest in.
0:49.7	But this is the concept of linear and cyclical real estate markets.
0:55.0	Sickly markets are real estate markets that tend to have larger price moves up and down over the years.
1:01.0	Property values will move up and down like a roller coaster and they have
1:04.5	noticeable peaks and troughs. They are essentially the shooting stars of the
1:08.3	housing market. These are the markets that have the booms and busts.
1:12.5	Now the length of the cycle can vary from market to market
1:15.8	because as you know all real estate is local.
1:18.4	That's the saying in real estate.
1:20.7	And so these cycles can last from seven to 10 years from end to end.
