So Rob we've clearly got good energy this morning because we're not doing one new story, we're not doing two,

no we've got a triple whammy. Three you stories in one week. Why?

Well, we have to because the government has been an absolute tear of announcing things.

You will be stunned to learn that there's not a huge amount of detail around these announcements

but it doesn't matter because they get to announce stuff which they love to do and it

gives us something to talk about so we're not complaining either. So there are two

big things that were announced last week. The first of those was that they have committed to

introducing mandatory five yearly electrical safety checks. If this sounds a bit familiar, that's because

this has been talked about as a possibility for years, for as long as I can remember in fact.

Gas safety has always been mandatory.

Electrical safety checks a good idea, of course.

Many landlords do them anyway, but it's never been mandatory. So it kind of makes sense to

bring it in. They're now saying they definitely will, but there is still no

time frame on it. So it's going to happen we just don't know when. So given
