about when property goes bad or something.

But yeah, we talk about we're pretty upbeat about property a lot of the time, but by doing that we never mean to give the impression that things don't go wrong sometimes.

They do, even when you've been doing it a long time, things do go wrong.

And so this week we're going to be dedicating a whole session to our

mistakes so you can have a bit of a laugh at us, but also to the things that we've learned

from that, so hopefully you can learn without having to go through what we did.

Your books come out, the complete guide to property investment,

and it's just been a little bit of a success.

Well, yeah, it's a bit ridiculous really I need to say a

massive massive thank you to everyone who supported the book by buying it on the

first day. We're recording this the day after it came out and at the moment it's sitting at number seven out of all books on Amazon.

So it's the seventh most popular book in the UK.

If you exclude cookery books, it's number three. So if I'd made it about
