I am very well indeed, thank you.

It's very dark outside.

I think we said last week that we record these episodes at 7 a.m.

most of the time,

and it's been getting progressively darker

while we do these and it is now pitch black outside but despite that it is nice

and sunny in our world because we get to talk about property for half an hour

which is never a bad thing.
