Good morning. So I don't know if it's if it's just embarrassment or humble pie, but it's

something this morning because we didn't think we were going to be recording this episode.

Back when we were talking about the general election, we were recording it on the night that the results came out.

It was the shock conservative majority.

And we're just like, ah, nice quiet few years for property investors then?

No, not one of our better predictions.

So we're not only giving over this whole episode to talking about the fallout of the

budget, we're going to be giving over next week to it as well. So lots to talk about which is really good

But also really embarrassing
