I'm glad you're here. I wanted to get you on this for my show for a long, long time. You've been around. You're an industry goat. You've been in the real estate investing world for a long time. And I remember when you were kind of brand new in the market, this must have been 2010, 2011. I was at a conference and you were there. And it was funny to watch.

here, but it's definitely an important lesson where I see people that kind of fall,

whether it's during their upswing or maybe they had a huge liquidity event and they'd stop doing

things. What the first domino that falls is they stop learning. So it's really important that you have a good relationship with figuring stuff out.
