And I'll see you soon. All right, let's get to it. Today I want to talk about the power that comes from speed of implementation.

So what do I mean by speed of implementation? What I mean is not taking forever to move forward on something. Take action quickly. Now, this is super important in business and in life because it's a secret to success, frankly. If you are analytical and you find yourself getting locked up or regularly slowed down too much, it's even more important for you. Now, I want to be clear about something, though. I'm all about due diligence and making sure you check everything out and protecting yourself and doing your homework before you

make any sort of investment or big move. So when I talk about speed of implementation, don't

think I'm talking about taking shortcuts or skipping important pieces. Speed of implementation

is about putting things in motion quickly so you create a competitive leg up or a first mover advantage, as it were.

Speed of implementation involves identifying opportunities and quickly taking action on those opportunities.

Let me give you an example. We found out about a fantastic deal in Dallas and we literally had one day to make a decision and put up earnest money. And it was a good enough deal that we did it. And now that deal is worth about 10 million more than we paid for it. Now, of course, there were other nuances to it and all that. Did we have to know everyone involved in the deal for months and months when we first found out about it or spent months evaluating it? No, we didn't. We wouldn't have gotten it if we had.

So this is an example of speed of implementation.

Now we've got several examples of other deals that the same thing has happened where we've had to make a decision fairly quickly with as many facts as possible, what we did it.

And we were able to get those deals because we moved quickly.
