Let's talk a little arena.

Yeah, I, you know, I don't think that whenever, I guess, the Rangers or the Cowboys

built Texas Stadium in Irving initially back in the early 70s, and then the Rangers went to

Arlington, or I guess Arlington got the Rangers.

And, you know, ever since the Stars and Mavs have been here,

the Mavs since 1980 and Stars since 94,

there was really been no indication whatsoever when the AAC was built.

We just kind of thought that you'd ride this out forever, right?

It's like, oh, seems good to me.

Great arena, fun times.

Yes. It seemed like it would enjoy the lifespan of at least, I don't know, a legal voter.

Yeah. Before we started thinking about, let's replace it. Well, now we know that things within

arena building, they're so different than they used to be.

It's not even about the arena anymore.

It's about what you can do around the arena site.

What real estate you own, what can you build there to make the most monies, and how can you collect all the money, whether it's from the restaurants

or the bars or the arena itself or the gambling or whatever it is, but you own all the land

and you reap all the benefits from it. And the Rangers have that right now with Texas Life.

And I don't know if we thought about that at the time by way of hotels and all the things

that have gone up there around that new

arena or the new stadium.

But with the Mavericks, I think we kind of know now that the stars are moving to Plano.
