you and I just got done talking about quite a few different things and we're kind of going through what we're going to discuss on today's show a lot going out of the world of real estate. But I think the one thing that jumped out of you and I both the most that I think

would be remiss if we didn't lead off with was Oregon enacting the nation's first statewide rent

control law. And what do you think about that Pat obviously you know I know you've got

some experience with rent control and so I'd love to hear your thoughts on this and your take.
