So let's get to it. I have a story about that really quickly. So you talk about environment

mattering more than anything. I 1,000 percent agree. Most people get this wrong because

what they're doing is they're trying to have this level 10 life, but they have a level

two opportunity, or they're trying to have this level 10 experience in a level two environment.

The environment does not support the experience. So when I came to Austin, Texas, I came here

instead of San Diego because in San Diego, everybody had already made their money and in Austin, Texas, I came here instead of San Diego, because in San Diego,

everybody had already made their money. And in Austin, Texas, everyone was making their money.

So here, everyone was healthy, fit, young, trying to build things full of energy, full of optimism.

Like, those are the people that I want to be around. And I got this apartment, it's my dream

apartment that's on the water here in Austin,
