| 0:23.7 | Now, if you haven't heard, a recent court filing ruled that calling sellers to offer to buy their house does not violate the telemarketing rules. |
| 0:32.9 | Now, the TCPA put out guidelines that was really strict that started in the beginning of 2025. |
| 0:39.0 | But this court ruling ruled that because we're offering to buy, not offering to sell a product |
| 0:43.4 | or service, we don't follow under those guidelines, which is really, really exciting for wholesalers. |

| 0:52.4 | Now, there are still some things that you have to follow. There's still some rules you got to be careful about. I did a video that talks all about that. So be sure to watch that. I'll put the link to that video in the description below. But let's talk about what it takes to wholesale three deals a month just from cold calling. Now, a little caveat here. When I say cold calling, we implement texting along with cold calling. So we do a lot of text follow-ups. We might text the seller before we call them. You know, so we're implementing texting as well. But for the most part, I'm talking about cold calling here. Now, what I want to do is I first want to start out with some metrics. And these are the numbers that you need to understand. Now, before I share these metrics, just keep in mind, I'm ballparking here. |

| 1:34.3 | This could definitely vary based on the market you're in and based on you as the operator. |
| 1:39.3 | You know, how effective are you at all of these things? |
| 1:42.3 | So there are some variables here, but for the most part, this gives you a really good gauge of what it takes to do three deals a month, cold calling. Okay, so first we're going to talk about our first metric, which is just doing the outbound calls, right? So you're going to generate a list, you're going to skip trace that list, you're going to get phone numbers, then you're going to call that list to see if they want to sell. |
