This is John Batcher speaking with my good colleague Bill Whelan, the Hoover Institution,

about beachfront property in California, specifically about housing and beachfront property.

Governor Newsom, Bill came to office promising millions of new housing units, not happening.

However, the need is there, pressing especially, and Beachfront property is part of the mix.

How's it going to be solved? There's a governor's race eventually, and the new candidates will have to provide answers. Right now Bill describes

the clash between the people who live on the beachfront, the communities along

the coastline, beautiful, and the need for housing everywhere.

This is a mounting headache for Governor Gavin Newsom who came to office with the promise John of building 3.5 million new housing units in California.

And he is willfully behind on that. He is not going to get anywhere close to it by the time he leaves

office in 2026. The idea John that's he'd go into a beach community and let's say

Santa Monica, California next to Los Angeles and you would put in new housing and that's a combination of things.

It have to be new housing, affordable housing, high density housing.

And here, John, the problem becomes one of a regulatory issue and here developers go up against an entity called the California

Coastal Commission which is notorious for what taking people to court tying them up in

regulations saying thou shalt not develop but the reality is for California John if you want to build

three and a half new houses minute million new houses you have to develop John and

you have to develop in new areas where people necessarily don't

about high density housing but this is what California is facing
