We have a fun show for you guys today.

This show is going to be a little bit of an ebb and flow because, as always, Julie and I have spent

really arguably far, far too much time. We're searching the headlines that are most relevant

for your guys as real estate businesses. And we always try to find a balance between good news and

bad news. And I'm not going to lie to you guys it's mostly turning into the

direction that we predicted it would with regards to how this is all going to shake out over the rest

of the year and we're reading you some of the headlines and we're reviewing some commenting on

the headlines and whatnot so I think you guys will really appreciate this and remember julie and I are

what we're focused on primarily is we're trying to get you

guys to stay in action. We're trying to motivate you. We're trying to educate you, but mostly we have to
