He was going to put something on the market.

Like he'd be like, hey man, I'm going to see this house for the first time,

Saturday. Do you want to go with me?

Because if he could represent both sides of the deal,

I think his fee for dual agency was like 4.5% versus say the seller at the most was going to pay six

you know three to their agent three to the buyer agent so everybody gets a better deal he gets a better deal we get a better deal

a seller gets a better deal and when you get in on that level generally you're going to get a better

price before they're going to list it. So that was the biggest thing.

And we were about, we were like, all right,

we got to move down there because I think sometimes

he might have not been calling us on certain properties

because he knew that we couldn't just take off

and leave in five minutes.

So when this pop on that, I think, no, Friday night he called us.

He said, hey, I think the deal is going to fall through on this property

We're like all right we're leaving tomorrow and it was a snowstorm so we just took off and drove in the snowstorm halfway

State overnight got, it was still

snowing and went in like at 5 o'clock in the morning and met him at 8 o'clock for breakfast and

went over there. But that's the tough part and then it's every

single time one of them doesn't happen for whatever reason because you had to put so

much effort and work and research into the property and the county and everything and then it falls through on you or it turns out it's not going to work out.
