For the first time in years, the price of a newly constructed home is now lower than the price

of an existing home. And builders are even sweetening the deals with rate buy downs and seller

credits. And this makes new construction an interesting option for investors for the first time

0:19.3

in a very long time. But it's not for everyone. There are

0:22.7

important regional differences. Not all construction is the same. And you really need to know how to

find these deals, how to negotiate the best deals. And so today, we're digging in on this new

opportunity in new construction.

This is actually a topic I have been thinking about making an episode on for a while. I've been dabbling in it a little bit here and there,

0:55.8

looking at deals myself in new construction. But I haven't made this episode because honestly,

1:02.2

for a really long time, I would have never recommended new construction to investors or people

1:08.8

in the bigger pockets community because there's just too much of a

premium.

1:13.1

Ordinarily, it just costs way too much to buy a newly constructed home.

1:17.6

The rents aren't that much higher.

1:19.4

And so like the math just doesn't really work out.

1:22.7

But in the last couple of years, we've seen this interesting phenomenon developed, but it's only sort of gotten more pronounced the opportunity over the last couple of years.

1:32.3

I find myself looking more and more and new construction listings. I've toured a couple new construction homes recently.

1:38.8

Haven't pulled the trigger, but I have gotten pretty seriously interested in them. So I wanted to share with you why I think this is such an interesting asset class and help
