In the early morning hours of February 9, 2014, a killer jumped over the back gate of a 9200

square foot mansion located in the exclusive neighborhood of Peppertree Bend in the affluent

seaside adjacent town of San Juan, Capastrano.

The main house was 8700 square feet and the pull house was almost 500 square feet.

The killer knew his way around having been to the property many times in the past.

And with purpose, he walked past the pull house and entered into the multi-level home from

a balcony. And once he was inside, he paced the hallways for about 30 minutes trying to

talk himself into what he felt like he had to do. The couple he was there to kill had ruined his

life, or at least it felt that way to him. He had a seething rage and single-minded focus.

When he finally felt ready, he walked into the bedroom of 54-year-old Andra Sacks and 57-year-old

Brad Sacks and pointed his rouger semi-automatic 22 rifle at them and began firing.

He shot Andra 12 times and shot Brad 10 times. His number one goal was to make sure both of them
