And that's what we're going to talk about here with our guest, Marcin Drozd, and he's about to share how to not only get started with capital raising, but also how to scale it to a very high level. So our conversations are really all the way from getting started to actually, what does a mature syndication business look like, private equity company to raise capital? and it's pretty cool. So before we get into it, I want to do a shout out to Philippe Soto, one of our dealmakers. He closed his first deal, 18 units value at $2.5 million in Tampa, Florida. So congrats, Philippe. That is awesome to have your first deal done. And with that, let's bring in our co-host, Garrett Lynch. What's going on? What's going on, Michael? I want to talk to you about your favorite topic, which is Class D real estate. Yeah. Sweet. Now, it's funny. We don't really come across Class D real estate. You don't call up your broker and go, I'd like you to get me some class D real estate.

Like it seems to me everything's kind of bunched into Class C.
